Fire protection built for storage facilities

Self-storage has its own personality. Tenant goods sitting unattended for months. Dry systems exposed to attic-temperature swings. A fire marshal who shows up unannounced once a year. We have built and serviced storage facilities all over the Dallas–Fort Worth metroplex, from rural single-story sites with a fire pump and water tank, all the way to multi-story downtown facilities. The work below is what storage operators actually call us about.

One-Day, Non-Intrusive Inspections

We meet your store management team once a year and knock out every fire-protection inspection in a single day: sprinklers, alarms, backflows, private hydrants, extinguishers, fire pumps. The goal is to be in, fully tested, and out without ever needing to access a tenant’s locker.

Winter Freeze & Firewatch

Dry-system compressors fail. Antifreeze loops let go in a hard freeze. The first day after a cold front in DFW is the worst single day of the year for storage facilities. Two ways we help:

  • Getting ready. Pre-season dry-system service so you don’t end up in firewatch over a 14-degree night.
  • Getting out. Same-day technicians to diagnose the freeze damage and get you back in service so the firewatch detail can go home.

Repairs, From Small to Full Building

The repairs we run on storage facilities, in roughly the order we get called for them:

  • Changing fire sprinkler compressors on dry systems.
  • Changing fire alarm modules, or fully replacing a bad fire alarm panel.
  • Fixing sprinkler leaks that would otherwise damage tenant goods.
  • Full repipes when the existing pipe has given up. When we repipe, it is the good pipe: Schedule 40. Not the flimsy thin-wall stuff some shops use to win the bid.

Extinguisher Service & Cabinets

Annual extinguisher inspection is the easy part. The work that surprises operators is the 6-year teardown and the 12-year hydrostatic, both required by NFPA 10. We handle:

  • Annual inspections, on site.
  • 6-year internal maintenance.
  • 12-year hydrostatic testing.
  • Cabinet installations for missing locations.
  • Cabinet replacements for damaged units.

New Construction

We have built tens of these. Rural sites where the design starts with a fire pump and a 30,000-gallon water tank because there is no city water within a mile. Multi-story downtown facilities with standpipes and zoned sprinkler systems. New-construction sprinkler design and install is one of our biggest practice areas.
