The call
Storage-facility manager called: water dripping from a sprinkler line inside one of the units. Worst-case for self-storage — tenant belongings stored in the unit, facility’s exposure adds up fast.
The fix
We isolated the affected branch, drained it, and cut out the leaking section. Replacement pipe was fabricated to measurement on-site (no waiting on a fabrication shop, no second trip) and threaded into the existing supports. Refilled, leak-tested, and back in service.
Self-storage notes
Storage occupancies are sprinkler-heavy and tenant-light — leaks can run for hours before anyone notices. Routine inspections catch most issues, but when a pipe goes, the speed of the repair is what decides whether the facility takes a hit on tenant claims and downtime.
