The find
A walkthrough turned up a flange in the riser room that was visibly corroded and weeping water at the joint. Left alone, a flange like that becomes the next emergency call — at 2 a.m., on a Saturday, with tenants standing in a wet hallway.
The fix
The repair scope ran straight through the building’s water main, so we coordinated an underground shutoff with the City of Irving. With the line dry, we cut out the corroded section, fabricated a new flange + pipe assembly on-site to the exact measurements, and put the system back together with listed fittings. Refilled, leak-tested, and back in service the same day.
Why it matters
Riser-room metal corrodes from the inside out long before it fails visibly. Catching the early signs — staining around joints, weep marks, scale around fittings — turns a $X scheduled repair into something far cheaper than the after-hours emergency call it would have become.
